Richmond Real Estate: What is an Appraiser and What Do They Do?

If you are thinking about buying a home in the Richmond real estate market, or are currently involved in a Richmond home purchase transaction, then you may be familiar with the term "appraiser" but you may not understand their role in the Richmond real estate process.

An appraiser is an unbiased party to a real estate transaction who ensures that the value of the home is in line with the purchase price contracted for. The appraiser receives no other compensation, other than their flat fee for their services, so they can remain a neutral party - they get paid no matter what the outcome of the appraisal!

How does an appraisal work?  If you are obtaining financing for your purchase then your bank, lender, or financial institution will order an appraisal via a third party vendor. If you happen to be a cash purchaser, you will select a licensed/certified appraiser, who is familiar with the area, and hire their services.  The appraiser will then make an inspection of the home under contract to determine the worth of the property. The appraiser evaluates many aspects including square footage, location, features, and even defects. Then they get to doing their homework!

In the case of a home purchase, vs. a rental, the appraiser will turn to two approaches to determine the value of the home. First is the Cost Approach. This technique takes into consideration what it would cost today to build a similar home of the property in question. You may just find it is more economical to build a brand new similar home with the benefits of today's technology than buying the older home with possibly outdated systems for more money.

The second approach is the Sales Comparison which evaluates recent home sales of comparable properties to the home under contract. After comparable properties have been established, the appraiser will "give weight" to certain features, such as if one comparable home has 3 bathrooms vs the home under contract having just 2. Value adjustments are made, as close as possible, to make apples to oranges more of a balance of apples to apples.

Once these determinations have been made and both approaches evaluated together, a report will be generated with what the appraiser feels is the value of the home under contract.

Why is this important? It all comes down to your hard earned cash. If you are contracted to purchase a home for $300K and the appraisal comes in at $275K, there is the potential to over pay $25K for the home! Banks, lenders, and financial institutions are not willing to loan money to a buyer for more than the home is worth. In this case, the buyer will have to come up with the extra money to make up the difference, the seller can lower the price of the home to the appraisal price, or, if a compromise can not be made, the parties may terminate the contract. In the case of a cash purchase, the buyer has some big decisions to make. They may continue with the sale as it has been contracted for, ask the seller to lower the price to the appraisal value, or the parties may terminate the contract if there is no meeting of the minds. A cash purchaser  will only have these options if they elected to have an appraisal be part of the contract when the offer was presented. Although some cash buyers may proceed to purchase the home for more than it is worth, many may not be willing to over pay just because they have the money to do so.

Remember, an appraisal is an unbiased opinion on probably the biggest financial investment you will ever make!

Richmond Business Review: Great Hair Salon in Richmond

Ok, guys. This may not be for you. But, ladies, I know you are all ears!

Confession. I have been driving to Northern Virginia to get my hair done. I had tried a few salons here, but no one could get my hair just right. So I made the 2 hour drive every couple of months to a salon that I just loved. Well, with gas prices being so high (OUCH!) I decided it had to end.

Turning to Twitter, yes Twitter, I asked for a recommendation to a great salon that wouldn't break the bank but that would listen to my concerns and provide me outstanding service. I received several different names, but ultimately decided on the J. Daniel Salon located on Libbie Ave. Tracey had impressed one of my Twitter friends, so I thought I would give her a try.

Am I happy? You Betcha! First of all, the atmosphere of the J. Daniel Salon is warm and inviting. Luxurious without the air of pretentiousness. Designed with one goal in mind: 100% customer satisfaction.

Tracey was on time, knowledgeable, and most importantly, she listened to my wants and needs. In addition, she was so friendly and easy to talk to that I kind of felt sad leaving! I enjoyed my time so much and am grateful for the ideas that Tracey had in addressing some of my hair "problems".

After a few hours in the J. Daniel Salon with Tracey, I left with a fabulous cut, stunning color, and a new found friend! I really can not wait to go back to be treated like the princess that I am not ;)

So, if you are looking for a fantastic hair salon in Richmond, I suggest you give the J. Daniel Salon a try. I certainly was impressed!

Real Estate Buyer Agency Agreement to be Required by Virginia State Law

For many years, it has been standard practice for Virginia brokerage relationships between a Seller and their real estate agent to be clearly defined in writing. As of July 1st, 2012, Virginia State law will extend this practice to Buyers and their agents as well. If a Virginia real estate professional performs licensed activities, such as showing homes, without the buyer agreement in place, they shall be in violation of Virginia law.

What does this mean for you, as a Buyer? It simply means that you and your selected Virginia real estate agent will have an agreement as to what type of services shall be performed on your behalf, the duration of that agreement, and any fees that may be associated. In a nutshell, it is a contract that gives you the same privilege of protection that Virginia Sellers have had for many years!

As a first time home buyer in Richmond, the thought of buying a home is exhilarating and probably a bit overwhelming. It's fun to look at all the Richmond homes for sale and finding your dream home, but the process can be somewhat confusing. Below you will find the step-by-step process from start to finish:

Select a Richmond real estate agent - I think I know one who would be thrilled to light your way to home sweet home ;)

Obtain financial pre-approval - Knowing how much you can spend will save all involved time and possible heartbreak if you are looking in the wrong price range.

Analyze your Richmond home needs - determine what you need, what you want, and what you can live without. No home will be perfect, so compromise is inevitable.

Select Richmond Properties - Your Richmond Realtor will send you listings. Pour over them, noting the ones you find most special.

Tour Richmond Homes for Sale - Coordinate with your Richmond real estate agent a day and time to explore the homes you found most appealing in the previous step.

Make an offer - Found a house you just can't wait to make home? Discuss with your Richmond Realtor the comparable properties in the area, determine fair market value, and make an offer to the seller.

Negotiate - The seller may accept your contract the way it was presented, however they also may want to negotiate the terms with you such as price, deadlines, and settlement.

Meeting of the Minds - Once both the buyer and seller agree to the terms of the contract, you are now considered RATIFIED!

Remove contingencies - This is the time when you will have the home inspected, appraised, obtain survey, and work on other contingencies, such as obtaining your financing.

Title Search & Insurance - Your title company of choice will conduct a title search, discover & remove any issues, and you will obtain title insurance.

Securing funds for settlement - Make sure all financing and funds are in order for closing.

Pre-Settlement - A day or two before closing you will have a chance to walk through your almost new Richmond home to make sure any repairs have been made and that the home is in the same condition when you first toured it.

Closing - Attend closing, review all paperwork, and sign on the dotted line.

CONGRATS - You have now bought a Richmond home!
